Disneyland Paris Euro Disney: A Sustainable Urban Development Success Story

The Real Estate Development by Euro Disney team manages tourism and urban development for the Val d’Europe area, partnering with public stakeholders and employing a diverse team of professionals. Their unique approach assists companies establishing themselves in Val d’Europe, providing support for various needs, from offices to headquarters. This methodology has been successfully implemented and refined over 30 years.

Val d’Europe uniquely combines a major international tourism and business center with a high quality of life. Its development stems from a 1987 agreement between the French government, regional authorities, and The Walt Disney Company, aiming for the harmonious and sustainable growth of Disneyland Paris and the surrounding urban area. This agreement covers over 2,100 hectares, fostering a thriving region that is accessible, dynamic, and sustainable. The collaboration has resulted in a population exceeding 53,000, 46,000 jobs, and over 7,600 companies, making it a compelling European destination. In 2021, the “Val d’Europe, Fields of Opportunities” brand was launched to attract new companies and skilled jobs.

Val d’Europe enjoys excellent accessibility, with two RER stations providing a 30-minute connection to Paris, proximity to the A4 motorway, and a 10-minute link to Paris-Charles de Gaulle airport via the Marne-la-Vallée Chessy TGV station.

As France’s leading TGV hub, Val d’Europe connects to major French and European cities in under 3 hours, with 60 French cities accessible daily, 80-100 trains operating daily year-round, and over 50 French stations connected by Ouigo. Eurostar and TGV INOUI link Val d’Europe to major European capitals.

Val d’Europe has attracted 7,600 companies and 46,000 jobs since 2004, boasting a diverse economic ecosystem encompassing tourism, hospitality, services, manufacturing, healthcare, technology, and education. While tourism and related sectors currently dominate employment, diversification efforts aim to attract companies in health, digital technologies, and higher education.

Val d’Europe offers a wide range of affordable real estate and land compared to other Parisian locations, coupled with excellent infrastructure and amenities. Numerous international companies, including Multivac, Bosch Rexroth, Henkel, Deloitte, Tesla, and Bardusch, have established operations in the area.

Val d’Europe prioritizes quality of life through sustainable urbanization aligned with the Climate Air Energy Plan. Sustainable construction with strict energy efficiency standards and certifications like Passive Houses, Effinergy, HQE, and BREEAM are emphasized.

Val d’Europe is committed to becoming an innovative and environmentally conscious region, recognizing the importance of sustainable economic development. It utilizes diverse renewable energy networks, including biomass heating for public amenities, housing, and businesses. Heat generated by data centers powers establishments in the International Business Park. Six biogas facilities and geothermal energy contribute to the region’s green energy supply.

Europe’s largest solar canopy plant, spanning 20 hectares with over 80,000 panels covering 11,200 parking spaces at Disneyland® Paris, reduces CO2 emissions by approximately 890 tons annually. This project symbolizes Disneyland Paris’s commitment to energy transition.

Val d’Europe offers a high quality of life with diverse and affordable housing options, ranging from social housing to luxury homes. As a “15-minute city,” it provides comprehensive local infrastructure, including healthcare, shops, public facilities, schools, and recreational amenities.

With over 80 nationalities represented and 42% of its population under 30, Val d’Europe is a young and dynamic region with low unemployment and high average household incomes. As an international tourism hub centered around Disneyland Paris, it boasts France’s second largest hotel hub with 12,000 rooms and a major shopping destination in Val d’Europe Shopping Center and La Vallée Village.

Val d’Europe continues to attract French and international companies due to its quality of life, accessibility, and development potential. These companies prioritize eco-responsible programs aligned with the region’s values.

Deloitte University EMEA, winner of the 2023 MIPIM Award for “Best Alternative Project,” will host 20,000 employees annually, fostering future leaders through training. This innovative campus boasts five certifications, including BREEAM Excellent and Energy+ Carbon, and is powered by 100% renewable electricity.

The Tesla Paris-Val d’Europe Center promotes greener mobility with its 3,000 m² facility housing offices, a showroom, a service workshop, and a 16-device Supercharger station.

Multivac France, a leading German packaging machine manufacturer, has established its headquarters in the Val d’Europe International Business Park, offering integrated packaging solutions to various industries.

Bardusch, a European leader in professional textile rental, has established a zero-carbon site in the International Business Park, featuring solar panels and electric vehicle charging stations, providing eco-responsible services to local hotels.

Val d’Europe offers two primary business locations: the Town Center and the International Business Park.

The Town Center, near the RER station, provides a dynamic urban environment for companies, offering modern, high-end offices with excellent visibility and accessibility.

The International Business Park, situated within a landscaped park, caters to companies requiring large workspaces and advanced technologies. It offers various real estate programs and land options, along with shops and services to meet daily needs.
